As a partner to Future iQ, JS&A helped the City of Smithville and its community understand projected changes for the next ten years including demographic, housing, land use, and economic conditions for the next ten years to develop the 2030 Smithville Comprehensive Plan. Leveraging market understanding and development feasibility, JS&A created the city’s 2030 Future Land Use Map and Implementation Matrix of the plan and supporting chapters.

Working with the team, JS&A projected how the local population and economy may change in the coming ten years, assessed implications of these changes, and worked with the community to outline a vision for development in the future. JS&A established the framework for implementation of the Comprehensive Plan and collaborated with city stakeholders to address housing, land use use, economic development, and infrastructure goals, priorities, and action steps between now and 2030.

Challenged with community engagement during social distancing and shutdowns, JS&A and Future iQ developed a series of digital platforms and tools to elicit robust engagement. Between digital mapping exercises, Zoom calls with steering committees, an online portal, and real-time surveying, the team successfully worked with city and community leaders, the general public, and stakeholders throughout the entire comprehensive planning process.

Smithville’s 2030 Population Projections explore how Smithville may grow in the next ten years based on past trends. Smithville’s
population may increase by approximately 2,700 to 4,200 new residents over the next ten years. Factors such as the housing market, economy and development trends will all play a role in the reality of the city’s growth.

Anticipated development in the area will introduce new development patterns for the city – bringing new typologies of housing, a wider mix of uses, and developments that support the livelihood and vibrancy of the city. From new apartment buildings allocated to the southern end of the municipality to a higher density downtown, these development patterns will provide a wider range of options for current residents to stay in Smithville while encouraging more people to enjoy what the city has to offer.

 Key identified economic drivers for the city include enhancing tourism and capturing more visitors to Smithville Lake, leveraging the regional airport development to attract new businesses and corporations, target key industry niches relevant to the region such as the increasing biotechnology and animal health industries, enhance education and workforce preparedness for residents and workers, and prioritize a vibrant Downtown Main Street in the heart of the community.
